How do I check a project on MahaRERA before paying a token?

Search the project by name or registration number on the MahaRERA website and check four things: the registration is valid, the proposed completion date, the latest quarterly progress update, and whether there are complaints or orders against the project. Also check that your agent has a MahaRERA agent registration number.

Checked October 2026 by the V9 Realty team. Estimates only; the builder's cost sheet and your advocate have the final word.

Before you pay anything

  1. Find the registration number. It must be printed on every advertisement and brochure for a registered project. If it isn't there, ask why.
  2. Look the project up on MahaRERA. Confirm the project name, builder (promoter) and location match what you were shown.
  3. Check the completion date. This is the date the builder committed to. If it has been extended, note how many times.
  4. Read the quarterly updates. Builders file progress and the number of units booked. An update showing no progress for a long time is a warning.
  5. Look for complaints and orders. A few complaints in a large project are common; a pattern of unpaid refunds is not.
  6. Check the agent. Agents must be registered with MahaRERA and show the number. Ours is on every page of this site once issued.

The 10% rule

Under RERA, a builder cannot take more than 10% of the flat's cost as an advance or booking amount before a written agreement for sale is registered. If you're asked for more without a registered agreement, stop and get advice.

What MahaRERA does not tell you

It doesn't confirm the land title is clear or that the price is fair. Have an advocate check the title and the draft agreement before you register.
