What should I check on a site visit before booking a flat?

Check the flat itself (carpet area, light, ventilation, water pressure), the building (construction progress, fire exits, lifts, parking), the commute (walk or ride to the station at peak time), and leave with the cost sheet, the MahaRERA number and a sample agreement.

Checked October 2026 by the V9 Realty team. Estimates only; the builder's cost sheet and your advocate have the final word.

The flat

  • Ask for the carpet area in writing and measure a room or two if it's built.
  • Which way does it face? Is there cross-ventilation? What will the view be once the next building goes up?
  • Water: what's the source and how many hours a day? Turn on a tap in a finished flat.
  • Look for damp patches and cracks, especially in ready or older buildings.

The building and site

  • Number of lifts for the number of flats, and whether there's power backup for them.
  • Fire exits and staircases, and whether parking is allotted or open.
  • For under-construction projects, compare what you see with the latest progress update on MahaRERA.

The commute

Do the trip to the station at the time you'd actually travel. In Vasai-Virar the walk or auto ride to the station often matters as much as the train.

Take home

  • The builder's full cost sheet, including deposits and charges at possession.
  • The MahaRERA registration number.
  • A sample agreement for sale, for your advocate to read.

We plan visits so you can see two or three projects in one trip. Ask an advisor to plan yours.
