How much will a bank lend?
Under RBI rules, banks can lend up to 90% of the property value for loans up to ₹30 lakh, 80% for loans of ₹30–75 lakh, and 75% above ₹75 lakh. Stamp duty and registration are generally not included in the property value for this, so you pay them yourself.
A longer term costs more overall
On ₹40 lakh at 8.5%, total interest is ₹30,90,125 over 15 years and ₹56,62,725 over 25 years. A lower EMI is easier month to month, but part-prepayments early in the loan save the most interest.
